Deferred grounds maintenance feels free right up until it isn't. The cost is not the work you skipped, it is that the gap between routine upkeep and full remediation accelerates rather than widening at a steady rate.
How the compounding works
A hedge overdue by one season needs a harder cut. Overdue by two or three, it needs staged renovation across multiple visits, because a mature hedge that has been let run cannot always take a full reduction to old wood in one pass without browning off or gapping for another season.
Weeds behave the same way. A bed weeded monthly stays a bed. A bed left a year is a reclamation job, with roots established deep enough that clearing it properly takes several times the labour.
The number for the budget conversation
Auckland's commercial office market is showing a measurable split by building grade, which is the kind of figure worth having ready when grounds are treated as discretionary.
JLL's Auckland Office Market Dynamics report put prime-grade CBD vacancy at 10.8% against secondary-grade at 22.1% as at the second half of 2025, a gap JLL describes as continuing to widen. Colliers points the same way, putting prime-grade vacancy at 8.5% in December 2025 while the overall market rose to 16.2%, naming secondary-grade buildings as the major contributor. The two measure the market differently and report on different cycles, so read them as corroborating rather than identical.
Grounds are only one part of what separates a prime building from a secondary one. But tenants increasingly notice presentation, and overgrown grounds are one of the cheapest ways to send the wrong signal and one of the easiest to fix.
What neglect actually looks like
It rarely announces itself. A boundary hedge blocking half a sign, a bed gone to weed by the entrance, moss creeping across the steps, a car park edge that has lost its line. Individually minor, together they read as a building nobody is looking after.
Our approach
On a first commercial visit we walk the boundary line before anything else, because that is the part most visible from the street and the part doing the most work on a first impression. A tidy boundary and a scruffy courtyard read very differently to a passing tenant than the reverse. Per job or a set monthly rate, so the spend is unambiguous in a budget line.
