A garden tidy before listing is subtraction, not addition. Less mess, cleaner lines, tighter shapes. It does not need a redesign or a landscaping budget, and it is one of the highest-return jobs available before a property goes to market.
What a buyer actually registers
Buyers form an impression before they reach the front door, and the garden is what they are looking at while they do it. This is not about a showpiece display. It is about the absence of anything reading as neglect: dead growth, garden waste, an overgrown hedge swallowing a path, a lawn edge that has lost its line.
An overgrown garden quietly raises the question of what else has been left. A tidy one suggests the rest of the property has been looked after too.
Photos exaggerate everything
A wide-angle listing photo takes in far more than a buyer standing in the garden would notice. A stray hose, a bin left out, a cluster of dead pots by the back door all read as clutter in a photo even when you would walk straight past them in person. Walk the garden with your phone camera before the photographer arrives.
The order that gets the most from the time
- Clearance first. Rubbish, dead plant material, fallen branches, anything stored against a fence. A cluttered garden reads as neglected even when every plant in it is healthy.
- Then the edges. A crisp line between lawn and bed is the fastest way to make a whole garden look deliberately maintained.
- Then the hedges and shrubs. An overgrown hedge that has lost its line, or a shrub crowding a path or window, is what the eye catches first.
Timing it
Start 2 to 3 weeks before listing photos if you can. Freshly cut hedges and a bare, freshly edged bed look slightly stark, and a fortnight lets everything settle into a lived-in tidiness rather than an obviously just-finished job. Working with only a weekend? Clearance and edging, and skip the rest.
